Alleged Rp20 Million KUR Loan at BRI Unit Serua Used House Certificate, Customer's Family Questions Procedure

Tangsellife.com - A customer with the initials L claims to be facing problems after applying for a People's Business Credit (KUR) loan at BRI Unit Serua, Ciputat District, South Tangerang City. The customer's family questions the loan disbursement procedure because the loan is said to have used the house's Certificate of Ownership (SHM) as collateral.

This case is now planned to be reported to several supervisory institutions because the family suspects irregularities in the loan application and disbursement process.

First Loan Paid Off, Second Loan Ends in Default

According to the family, L first obtained a KUR loan of Rp20 million in 2019. The loan was reportedly paid off on schedule.

In 2024, L received another loan offer for a larger amount, namely Rp30 million, for additional business capital.

However, the business he ran experienced a decline, causing installment payments to become irregular.

The family stated that amidst this situation, another loan scheme emerged, still using the same house certificate as collateral.

As a result of the loan default, the house certificate used as collateral is reportedly now threatened with auction.

Family Questions Collateral Use on KUR

Yanti (40), a family member assisting in resolving the issue, expressed surprise because, based on her understanding, KUR loans with a ceiling below Rp50 million do not require additional collateral.

According to her, there are suspected irregularities because the same certificate is reportedly used in several loan facilities under different borrower names.

"This is KUR, right? Why use a certificate as collateral? The loan is below Rp50 million. And strangely, these installment loans with the same collateral are managed by different people. Because the mother, the child, and the customer herself used the same collateral," said Yanti.

She stated that the family is currently planning to sell the house as one of the efforts to settle the credit obligations.

Family Plans to Report to Several Institutions

In addition to questioning the use of collateral, Yanti also claims to have discovered alleged requests for the customer's vehicle as additional collateral when the credit started to become problematic.

She stated that she has evidence of this and plans to report it to several agencies.

"Already drowning in debt, my sibling's motorcycle was also asked for as collateral. I have the proof. After this, I will try to report this issue to OJK, BPSK, the Prosecutor's Office, and the Ombudsman," she said.

Ombudsman Banten: If True, Certificate Must Be Returned

When asked for a response regarding the alleged use of a certificate as collateral for KUR, the Head of the Ombudsman RI Banten Representative, Fadly Afriyadi, stated that KUR loans should not use additional collateral.

Through a WhatsApp message to reporters on May 18, 2026, Fadly stated that if a violation has occurred, customers can file a report with the Ombudsman.

"It's not allowed. It must be returned immediately. If BRI refuses to return the certificate, please report it to the Ombudsman," Fadly wrote.

BRI Has Not Provided an Explanation

The editorial team has attempted to obtain confirmation from BRI Unit Serua Ciputat regarding the allegations.

However, according to information provided by the security officer, the unit leader is attending training and therefore unable to provide a statement.

As of the publication of this article, BRI has not provided an official response regarding the alleged use of a house certificate as collateral for KUR or an explanation for the series of credit processes questioned by the customer's family.

Editorial Note: This article is compiled based on the customer's family statements and the response from the Banten Ombudsman. The editorial team remains open to BRI's right of reply to provide clarification, explanation, or response in accordance with the provisions of Law Number 40 of 1999 concerning the Press and the Code of Journalistic Ethics.
